Subdivision Certificates


A Subdivision Certificate confirms that Council has approved that works have been completed in accordance with the relevant standards and the land is suitable to subdivide.

You can apply online for a Subdivision Certificate via the NSW Planning Portal

You will need:

  • A MyService NSW Account or your Planning Portal login details.
  • Your payment - you will be required to pay a NSW Planning Portal Service Fee of $40.
  • Once Council is informed of your application's lodgement in the NSW Planning Portal, after reviewing information submitted, Council will generate an invoice for fees to be paid in accordance with Council's Fees and Charges.
  • Once payment received by Council the application will be formally accepted and the applicant notified through the NSW Planning Portal.


The following forms are also required to be submitted via the NSW Planning Portal when required as a condition of development consent:

  • Endorsement of 88(B) Instrument Application.
  • Endorsement of 88E Instrument Application.
  • S88G Application Form.


A Section 88G Certificate must be also be obtained from Council.  This is to ensure the outstanding work or outstanding payment details are known to a prospective purchaser, and if there is an existing positive covenant or restriction on the property title in benefit of the Council.

Strata Subdivision Linen Plans and the Subdivision Certificate may be signed by a Private Certifier. All Torrens title Subdivision Linen Plans and Subdivision Certificates must be submitted to Council for approval.
