Voluntary Planning Agreement for Nos 12 – 22 Woniora Road, Hurstville

Georges River Council has entered into a Planning Agreement pursuant to section 93F of the Environmental Planning & Assessment Act 1979 with Combined Projects (Hurstville) Pty Ltd. The Planning Agreement is in connection with a Development Application (DA191/2015) for Nos 12 – 22 Woniora Road, Hurstville (Lot 10, DP 840238).

The proposal involves construction of a mixed use development comprising two buildings of 16 and 11 stories containing a community space, two commercial tenancies and 369 residential units over a six level basement carpark which incorporates 79 public car spaces.
 

Description of the Agreement

The former Kogarah City Council accepted the offer to enter into the Planning Agreement on 23 February 2015. The DA was approved as a Deferred Commencement by the Sydney East Region Joint Regional Planning Panel (JRPP) on 10 May 2016 with conditions of consent relating to the individual components of the Planning Agreement.

This Agreement will provide Council with:

  • a monetary contribution of $12,500/residential unit approved in the development consent;
  • the dedication of a strip of land, with an area of approximately 223m2, along the site’s Greenbank Street frontage to the Planning Authority, free of cost, for road widening purposes;
  • the construction of the road widening in Greenbank Street at no cost to the Planning Authority; and
  • the transfer of an area of 200sqm of commercial space on the first floor (upper podium) with frontage to Greenbank Street for a community facility, to the Planning Authority in fee simple
  • the transfer of the stratum lot containing the 79 public car parking spaces on the Upper Ground, to the Planning Authority in fee simple.

The agreement exempts the development from S94 and S94A development contributions.
 

Dates of notification of the proposed agreement

The Planning Agreement was placed on public exhibition, concurrently with the Development Application from 1 October 2015 – 30 October 2015.
 

Date the agreement was entered into

The Planning Agreement was executed on 16 June 2016.
