Kogarah named top suburb for investment

The strategic centre of Kogarah, in the Georges River area, has been listed as one of the “15 Best Suburbs to Invest in Sydney in 2020” for long-term growth, by PropertyUpdate.com.au, based on five selection criteria.
 
These include a location within 15km of Sydney’s CBD, a median household income exceeding the Australian average of $1,164.60, a DSR Score (Demand Supply Ratio) of good or above average, a population of more than 6,500 and a Walk Score of 70+. The charming suburb of Kogarah, which dates back to 1885, is centrally located just 14km from Sydney’s CBD and is considered ‘very walkable’, with a Walk Score of 84, and good transport links.
 
These attributes make Kogarah key to delivering the vision for Greater Sydney as a ‘30-minute city’. As a Collaboration Area and strategic centre, the area is expected to accommodate high levels of private sector investment, with additional job targets by 2036.
 
Kogarah is the most significant health and education precinct in Sydney’s South District, with more than 50 per cent of the suburb’s jobs in the health care and social assistance sectors. There is an existing presence of research and innovation, including an Australian-first Microbiome Research Centre solely dedicated to studying the microbiota in health and disease.
 
The area comprises a large segment of the ‘dream demographic’ of talented worker-residents aged 20-40 who hold tertiary qualifications, with over 54% of Kogarah’s population possessing a Bachelor’s Degree or higher certification, in comparison to 40% for Greater Sydney.
 
Earlier this year, the Domain House Price Report revealed that Kogarah was one of just 11 suburbs in Sydney’s 100 most liveable suburbs list to have recorded property price below the city-wide median of $1,142,212, as recorded in December 2019. Kogarah’s increased affordability, paired with its recreation, entertainment and employment opportunities, position it as a prime location for first home buyers and investors.
 
The suburb is primed for growth in business and employment opportunities, with the Kogarah Investment Attraction Strategy adopted by Georges River Council in 2019, guiding the expansion of investment and employment in the sectors of health, education and innovation in the area.
 
Described as a place resembling Paris, Kogarah is a bustling commercial centre with Railway Parade and Regent Street at its heart. The area is home to a well-established café culture serving up a selection of delectable brunch spots. It offers an eclectic mix of multicultural cuisine, from Vietnamese, Thai, Italian and Nepalese to Lebanese, Chinese, Filipino and Japanese.
 
Anchored by St George Hospital, St George Private Hospital, Calvary Health Care, Westpac Bank, TAFE NSW St George, UNSW St George and Sutherland Clinical School, Netstrata Jubilee Stadium and 12 schools, Kogarah provides a unique and desirable lifestyle that attracts people to live, work and visit.
