Section 7.12 Development Contributions

Section 7.12 contributions (formerly known as section 94A contributions) are contributions that also help provide public amenities and services. These contributions are levied as a percentage of the proposed cost of carrying out the development.

The Georges River Section 94A Contributions Plan 2017 applies to the whole Georges River LGA, except where there is an existing Section 94 Contributions Plan that applies to the development.

The Section 94A Contributions Plan identifies the public facilities and services to be provided by the contributions and the types of developments that are levied.

The contribution amounts levied are specified by the EP&A Regulation and in the Contributions Plan are as follows:

  • If the proposed cost of carrying out the development is up to and including $100,000 – there is no levy,
  • if the proposed cost of carrying out the development is between $100,001 and $200,000 - the levy is 0.5% of that cost, or
  • if the proposed cost of the development is more than $200,000 – the levy is 1% of that cost.

The Section 94A Contributions Plan provides procedures for how to determine the proposed cost of the development and provides the following reports that are to be submitted to Council with the development:

Cost Summary Reports - for works with a value between $101,000 –and $750,000
Quantity Surveyors Detailed Cost Report – to be prepared by a registered quantity surveyor for works with a value greater than $750,000)
